Three companies. One transaction chain.
Each FAIRBANK portfolio company addresses a distinct phase of the Portuguese real estate transaction. They share common ownership and technology infrastructure. They operate as separate brands with separate management.
InspectOS
inspectos.pt
Standardised property inspection infrastructure.
InspectOS is a proptech company built on a three-phase inspection framework: pre-purchase due diligence before the promissory contract (CPCV) is signed, active construction and renovation monitoring, and final handover certification. The framework covers structural condition, energy compliance, gas and electrical safety, moisture analysis, and permit status.
The software was built by FAIRBANK'S Lisbon engineering team. Physical inspections are executed by certified Portuguese professionals — Ordem dos Engenheiros-registered civil engineers, ADENE-accredited energy specialists, and DGEG-registered gas technicians.
The gap it fills
Inspections existed in Portugal before InspectOS. No unified protocol brought pre-purchase, construction-phase, and final certification under one standard, one reporting format, and one auditable digital record. InspectOS is that standard.
Rezerva
rezerva.pt
Off-market property transaction infrastructure.
Rezerva operates the technology layer for off-market property transactions in Portugal — connecting buyers and sellers before properties reach the open market. The platform addresses a structural condition of the Portuguese market: a significant portion of high-value transactions occur off-market, with no formal infrastructure to facilitate them.

homeos.pt
Housing and asset management technology.
HomeOS is a property intelligence platform for owners post-purchase. Three modules: a document vault for ownership records and legal documents, a compliance calendar tracking EPBD deadlines and regulatory obligations, and a renovation history log creating a continuous asset record. For owners who want to manage the value, compliance, and documentation of their property in one place.
